Completion of exterior work on The Edison Gramercy, a 13-story residential building at 250 East 21st Street in Gramercy Park, Manhattan. Designed by Isaac & Stern Architects and developed by Urban Development Partners and SD Second Avenue Property, the building will offer 54 units in one to four bedroom layouts with interiors designed by Paris Forino. Douglas Elliman Development Marketing’s Eklund Gomes team is leading sales and marketing for the units, which range in price from $1.2 million to more than $6 million. Ross Associates is the general contractor for the property, located at the corner of East 21st Street and Second Avenue.
At the time of our last update in early June, exterior work was progressing behind a dense array of scaffolding and blue netting. This has now all been dismantled and shows the finished look of the Parisian style limestone facade, mansard roof lines, French balcony railings and window grille lined with white mullions.

Close-ups show the sunlight reflecting off the gleaming metal surface of the steeply pitched roofs, which are adorned with rows of arched windows. A secondary setback below the last floor is lined with glass railings and serves as a private patio for one of the houses. Almost every window on the eastern facade will receive ample natural light given the lack of tall buildings in the area. Residents on the top floors have panoramic west-facing views of the sunsets behind the Manhattan skyline.

The Edison Gramercy will feature a lobby with natural stone floors, paneled walls and an Art Deco-inspired reception podium. The entryway will also house a custom-made diptych by mixed media artist Theresa Bates.
The homes feature hand-laid white oak floors, oversized custom windows, custom wall paneling, 10-foot ceiling spans, and either a Miele or GE front-load washer and dryer. Kitchens feature custom cabinetry, custom bone handles and Tundra marble countertops and backsplashes, Waterworks custom nickel fixtures, Sharp microwave drawer, stainless steel undermount sink with InSinkErator disposal, Liebherr wine refrigerator in select units, and Miele Appliances including a gas range with a built in wall cupboard hood, fridge and dishwasher.
Master bathrooms feature Crystallo Pearl marble, metal vanity and millwork with saddle leather handles, custom medicine cabinets with saddle leather trim, and custom wall lamps. The secondary bathrooms feature Silveran marble floors with glazed walls and bathtub surrounds in cracked tile and a custom white oak vanity with a Vanilla Pearl marble countertop. Guest toilets in select residences receive custom vanities with Grande Antique marble countertops. Waterworks Grace faucets in a polished nickel finish complement every bathroom.
Amenities include a living salon with a marble fireplace that can be reserved for private events, a fitness center with adjacent yoga garden, a secure parcel room, bicycle storage, private storage space for an additional fee, and two landscaped rooftop terraces.
The Edison Gramercy is on track to complete construction later this year.
